About Santa Monica

Santa Monica is a city in Los Angeles County — not a neighborhood of Los Angeles. Incorporated in 1886, it has operated as a separate municipality for nearly 140 years with its own city government, police and fire departments, tax structure, and civic identity across just 8.4 square miles between the Pacific Ocean and the 405. The most consequential distinction for buyers is that Santa Monica has its own school district: the Santa Monica-Malibu Unified School District (SMMUSD), not LAUSD. The 2028 Santa Monica Airport closure and "Great Park" conversion — one of the largest urban park creation projects in Southern California is already reshaping Sunset Park, where values rose 12% from early 2025 to early 2026 in direct response to Great Park progress.
