Woodland Hills is becoming the unexpected urban core of the western Valley

Oak trees and quiet streets, fifteen minutes from one of the largest sports and entertainment complexes on the west coast. Here's the short version of our Woodland Hills field guide.

Woodland Hills sits at the western edge of the San Fernando Valley, framed by the Santa Monica Mountains to the south and the rolling hills of West Hills to the north. Once a quiet suburb known for oak trees and equestrian properties, it's been steadily reshaped by the Warner Center revitalization, the Rams' new headquarters, and a wave of restaurant openings along Ventura Boulevard.

This is the short version. The complete Woodland Hills Neighborhood Guide has every detail.

The market in one number

The average single-family home is around $1.35M. Condos start near $650k, and large estate lots in the hills push above $4M. ZIP codes are 91364, 91365, and 91367.

Schools

El Camino Real Charter High School is a nationally ranked LAUSD charter, fed by STEM-strong Hale Charter Academy and Calabash Charter Academy, which runs a popular dual-language program. Louisville High School (all-girls Catholic) and nearby Sierra Canyon add private options.

Where locals actually eat

Ventura Boulevard has quietly become one of the Valley's best dining corridors. Adoro Lei for chef-driven Italian, Kiwami (Nobu Matsuhisa's neighborhood project), and Brent's Deli — an institutional Jewish deli serving pastrami and matzo ball soup since 1969.

What we're watching

The headline is the Rams' 100-acre Headquarters & Training Facility in Warner Center. We expect meaningful upward pressure on home prices within a three-mile radius, new dining and hospitality investment, and renewed interest in the area's mid-century ranch inventory. The Warner Center 2035 Plan keeps adding walkable, mixed-use density — Woodland Hills is becoming the unexpected urban core of the western Valley.
