North Hollywood, decoded: a subway, twenty theaters, and houses still under $1M

The Valley's only subway terminus, a square mile of live theaters, Burbank's studios ten minutes away, and post-war ranch houses that still close under $1 million. Here's the short version of our North Hollywood field guide.

North Hollywood covers roughly six square miles at the east end of the San Fernando Valley, between the 101 Freeway and the Burbank city line, with Lankershim Boulevard running through the middle. It is really two neighborhoods: the NoHo Arts District, a walkable square mile of theaters, bars, and restaurants around the Metro B Line's terminus, and the quieter blocks of late-1940s to early-1970s ranch houses to the north and west. The ZIPs are 91601, 91602, 91605, and 91606.

This is the short version. For the full breakdown — every restaurant, every school, and the projects we're watching — read the complete North Hollywood Neighborhood Guide.

The market in one number

Call it $800K–$950K. The median sale price sat around $895,000 to $910,000 through mid-2026 across PropertyShark, RealtyTrac, and Resideline, while Movoto's September 2026 median list price was about $805,000 with homes averaging 54 days on market. Arts District condos pull the median down; renovated three- and four-bedroom houses between $780,000 and $950,000 draw the most competing offers. Year-over-year readings in 2026 range from flat to down, so the source guide's 4.1% gain could not be confirmed.

Schools families move here for

North Hollywood High on Colfax Avenue houses the Highly Gifted Magnet and the Zoo Magnet. Science Academy STEM Magnet (grades 6–12, on the East Valley High campus on Vineland) ranked among the ten best high schools in the country in U.S. News's 2026 list, though admission is by magnet application, not address. Walter Reed Middle runs a gifted program and tests well above district averages, Rio Vista Elementary serves the 91602 pocket near Toluca Lake, and Oakwood School is the independent K–12 option on Magnolia. Where locals actually eat

Sri Siam Cafe on Vanowen is the Thai institution, famous for its crispy rice salad. Granville on Magnolia is the Arts District's dress-up-a-little dining room, and The Front Yard at The Garland hotel has the best patio in the Valley. Eat draws a weekend brunch line down Magnolia, Republic of Pie bakes by the slice next door, and Mi Ranchito Veracruz on Saticoy does banana-leaf tamales from 8 a.m. New this year: The Alley Burger on Lankershim (March 2026) and the Where the Creatures Sleep brewpub at Shadow Grove Brewing (May 2026).

What we're watching

District NoHo, Trammell Crow's roughly 1,500-unit project around the Metro station, has full approvals but no confirmed groundbreaking as of October 2026. The North Hollywood–Pasadena busway started construction in April 2026, with North Hollywood work slated for October and service targeted for early 2028. Paramount's takeover of Warner Bros. Discovery closed in October 2026, putting the Burbank lot that employs many NoHo residents under new management. And Los Angeles's Measure ULA transfer tax now starts at $5.4 million, which rarely touches a house here but does apply to larger apartment buildings on Lankershim.
