About Chatsworth

Chatsworth is a good fit for buyers who want space, trails, and a semi-rural feel without leaving the City of Los Angeles: it sits in the northwest corner of the San Fernando Valley, where the street grid gives way to sandstone boulders, horse properties, and the Santa Susana Mountains. It also puts both campuses of Sierra Canyon School and the middle-school campus of Chaminade College Preparatory within a few minutes of home, which is why so many families target it. The neighborhood borders Porter Ranch and Northridge to the east, Granada Hills to the northeast, West Hills to the south, and Simi Valley over the pass to the west, and it was named in 1888 when George R. Crow filed a “Chatsworth Park” subdivision map after Chatsworth House in Derbyshire. Housing runs from flat tract blocks and condos near Devonshire Street and Topanga Canyon Boulevard to guard-gated Indian Springs Estates and Monteria Estates and equestrian parcels toward the hills. One boundary detail matters for money: the west end — including Chatsworth Lake Manor and the Woolsey Canyon area — is unincorporated Los Angeles County rather than the City, so city-only rules and taxes differ by address.

  • Stoney Point Park — a 76-acre city park around a sandstone outcrop declared a Los Angeles Historic-Cultural Monument in 1974, and one of Southern California’s best-known bouldering spots.
  • Santa Susana Pass State Historic Park — about 670 acres of trails in the pass above Chatsworth, including the steep Old Stagecoach Trail that once carried the route between Los Angeles and San Francisco.
  • Garden of the Gods — a 23-acre park of wind-carved rock on Redmesa Rd, part of the old Iverson Movie Ranch where Westerns were filmed from 1912 into the 1960s.
  • Chatsworth Nature Preserve — a 1,325-acre LADWP preserve on the former reservoir site, closed to the public except on announced open days such as its spring equinox event.
  • Homestead Acre and the Hill-Palmer Cottage — the Chatsworth Historical Society’s pioneer homestead inside Chatsworth Park South, open the first Sunday of each month, 1–4 pm.
  • Chatsworth Holiday Parade — the Kiwanis-run December parade and festival down Devonshire St from Topanga Canyon Blvd to Lurline Ave; the 2025 edition ran December 14.

What's Coming & What to Watch

Wildfire exposure and insurance — much of Chatsworth backs onto brush and canyon terrain; the May 2026 Sandy Fire in Simi Valley burned 2,183 acres and put Chatsworth under an LAFD evacuation warning. CAL FIRE's recommended 2025 Fire Hazard Severity Zone maps for the City of Los Angeles were released March 24, 2025 and still await City Council adoption. Get binding insurance quotes before you release a contingency, not after.

The Santa Susana Field Laboratory cleanup — the former rocket-test site in the hills west of Chatsworth, where the 2018 Woolsey Fire started, is still awaiting a final state decision on Boeing's soil cleanup plan after public comment closed in October 2025; soil work could begin as early as 2027.

Chatsworth Metrolink station upgrades — Metro and Metrolink began ADA accessibility work at the station in September 2025, and Metrolink plans a platform extension and pedestrian underpass there as part of its regional service upgrades.

New senior and supportive housing — LA Family Housing opened The Cielo, 99 supportive-housing units at 21300 Devonshire St, in February 2026, and a September 2026 filing proposes a three-story senior-living complex with independent, assisted, and memory-care units at 10963 Old Santa Susana Pass Rd.

Measure ULA, depending on the address — the City of Los Angeles transfer tax applies to most of Chatsworth, at 4% on sales above $5.4M and 5.5% at $10.9M or more for closings after June 30, 2026, charged on the whole price. Unincorporated west Chatsworth, including Lake Manor, is outside the City and not subject to ULA, so check the parcel with the county assessor.
