Chatsworth sits in the northwest corner of the San Fernando Valley, where the street grid runs out against the Santa Susana Mountains. It borders Porter Ranch and Northridge to the east, West Hills to the south, and Simi Valley over the pass. It is one of the few places inside Los Angeles city limits where horse properties, guard-gated estates, and sandstone rock formations share a ZIP code: 91311.

The market in one number

Call it $885K–$940K. Redfin put the Chatsworth median sale price near $929,000 for the three months ending August 2026, at $448 per square foot and about 49 days on market — but down 5.9% year over year. Zillow's typical home value, near $885,000, is down about 6% too. Both numbers blend condos (roughly $350K–$650K) with detached homes and gated estates such as Indian Springs and Monteria, so a single-family house usually costs more than the median suggests. One boundary detail: west Chatsworth, including Lake Manor, is unincorporated LA County, so the City's Measure ULA transfer tax doesn't apply there.

Schools families move here for

Private schools drive a lot of demand. Sierra Canyon School has two Chatsworth campuses, Pre-K–6 on Independence Avenue and 7–12 on Rinaldi Street. Chaminade College Preparatory runs its middle school in Chatsworth; its high school is in West Hills. On the public side, Chatsworth Charter High, Ernest Lawrence Middle (with gifted and science magnets), and Superior Street Elementary, an affiliated charter since 2012, serve most addresses. Confirm any attendance boundary with LAUSD in writing.

Where locals actually eat

The Munch Box, a 1956 Googie hot-dog stand at Devonshire and Topanga Canyon, is a city Historic-Cultural Monument. Los Toros has served Mexican food on Devonshire since 1967, and Les Sisters' Southern Kitchen has been a soul-food institution there since 1986. The Country Deli has done pastrami on Topanga Canyon since 1979, Mutsumi is the omakase night out, and Woodlands serves all-vegetarian South Indian.

What we're watching

Wildfire and insurance comes first. The May 2026 Sandy Fire put Chatsworth under an evacuation warning, so get binding insurance quotes before you release a contingency. The Santa Susana Field Laboratory cleanup still awaits a final state decision, and soil work could start as early as 2027. And new housing is arriving: The Cielo opened 99 supportive-housing units on Devonshire in February 2026, and a senior-living complex was filed on Old Santa Susana Pass Road in September.
