About North Hollywood

North Hollywood is a good fit for buyers who want urban energy and real transit at San Fernando Valley prices: it is the only Valley neighborhood where you can walk from a subway station through a square mile of live theaters, bars, and restaurants to a detached post-war house that still sells for under $1 million. It covers roughly six square miles at the east end of the Valley, bounded by the 101 Freeway to the south and the Burbank city line to the northeast, with Lankershim Boulevard running through its core. The neighborhood has two distinct zones. The NoHo Arts District, along Lankershim south of Magnolia Boulevard, packs twenty-plus professional theaters, the Laemmle NoHo 7, the 1926 El Portal Theatre, and most of the restaurants and nightlife into one walkable square mile around the Metro B Line's North Hollywood terminus, where trains run directly to Universal City, Hollywood, and Downtown Los Angeles and the G Line busway heads west across the Valley. North and west of there, the streets turn into standard Valley blocks of late-1940s to early-1970s ranch houses on 5,500–7,500-square-foot lots, which is why North Hollywood draws so many accessory-dwelling-unit investors alongside first-time buyers. Warner Bros., Disney, and NBCUniversal in Burbank and Universal City are a 10–15 minute drive or a ride down the Chandler Bikeway, and the Television Academy keeps its headquarters on Lankershim, so entertainment-industry workers make up a large share of both buyers and renters.

What's Coming & What to Watch

District NoHo at the Metro station — Trammell Crow's roughly 1,500-unit, 16-acre mixed-use project around the B Line station at Lankershim and Chandler won final City Council approval in March 2024 and a Metro joint-development agreement in October 2024, with phased construction over up to 15 years and a new station entrance on the west side of Lankershim. No groundbreaking had been confirmed as of October 2026.

The North Hollywood–Pasadena busway — Metro’s bus rapid transit line from the North Hollywood station through Burbank, Glendale, and Eagle Rock to Pasadena began construction in Pasadena in April 2026, with North Hollywood work slated to start in October 2026 and service targeted for early 2028.

New ownership at the Burbank studios — Paramount completed its roughly $110 billion takeover of Warner Bros. Discovery in October 2026, putting the Warner Bros. lot in Burbank under new management. Studio staffing drives a large share of North Hollywood’s buyer and renter demand, so watch for hiring or consolidation news.

Measure ULA — the City of Los Angeles transfer tax applies at 4% on sales above $5.4 million and 5.5% at $10.9 million or more for closings after June 30, 2026, charged on the whole price. It rarely touches a North Hollywood house, but it does apply to larger apartment buildings and commercial parcels along Lankershim.
