About Northridge

Northridge is a residential neighborhood in the northwest San Fernando Valley built around California State University, Northridge, and it offers some of the largest single-family lots in Los Angeles at prices well below comparable Westside inventory. Families come for wide ranch-house streets and a cluster of LAUSD affiliated charter elementaries, while the 353-acre CSUN campus gives the area a cultural and civic anchor that most Valley neighborhoods do not have. The result is a genuinely mixed community — longtime homeowners on half-acre lots, university faculty, and students — and a dining strip along Reseda Boulevard that runs from Northern Thai to Sri Lankan to Korean street food within about a mile. Prices vary more by sub-area here than by timing, so the street matters as much as the market.

What's Coming & What to Watch

Residences at Northridge Fashion Center — a 350-unit, five-story apartment building from Trammell Crow Company's High Street Residential on a 4.78-acre former parking area at 9450 N. Shirley Avenue, with completion targeted for 2027. It is the first phase of a longer master plan to convert underused mall parking into a mixed-use district, and it is the clearest signal that the Fashion Center is being repositioned from a pure retail site toward a residential core.

A Toys "R" Us flagship at Northridge Fashion Center is planned for the former Guess space on Level 2 at 9301 Tampa Avenue, reported in August 2026 with no opening date announced yet — worth watching as a read on whether mall foot traffic is genuinely recovering.

The Soraya's 2026–27 season continues to give Northridge a cultural draw most Valley neighborhoods lack, following a 15th-anniversary season that ran 41 performances across 32 events.
