Northridge is a residential neighborhood in the northwest San Fernando Valley built around California State University, Northridge — and it holds some of the largest single-family lots left in Los Angeles at prices well below comparable Westside inventory. It is a genuinely mixed place: longtime homeowners on deep ranch-house lots, university faculty, and 30,000-odd students, all sharing the same few square miles.
The market in one number
Call it $1.0M–$1.2M — and treat any single median with suspicion here.
Redfin put the neighborhood's median sale price near $1.1M, but the sub-areas pull hard in both directions: Northridge West sat nearer $1.2M while Northridge South sat nearer $882K over a comparable stretch. Zillow reported a July 2026 median list price of $1.05M across all property types, which blends condos into the same figure as detached homes.
That spread is the actual story. In Northridge, lot size, sub-area, and property type move the number far more than the month you happen to buy in. Two homes with the same ZIP code and the same square footage can be a quarter-million dollars apart because one sits north of Devonshire on a 12,000-square-foot lot and the other backs a busier corridor. Read the street, not the headline.
Schools
Northridge is served by LAUSD, with an unusually dense cluster of affiliated charter elementaries: Beckford Charter for Enriched Studies, Darby Avenue Charter (which runs a School for Advanced Studies/GATE program), and Calahan Community Charter. Alfred B. Nobel Charter Middle School takes roughly 1,780 students in grades 6–8 and runs a Gifted & Talented magnet. Northridge Academy High School, near the CSUN campus, was named a California Distinguished School in 2024.

Where locals actually eat
Reseda Boulevard does a lot of work. Lum-Ka-Naad splits its menu between Northern and Southern Thai cooking and lands on Eater LA's Valley list. Baja Subs Market & Deli hides a Sri Lankan counter at the back of a convenience store — kottu roti, devilled dishes, and an Infatuation review to go with it. Birria Nathalia's serves birria de chivo with consommé until midnight, and Lemon Zest has held a Mediterranean following on the same strip for years.
Off Reseda: Brent's Deli has anchored Parthenia Street since 1967, and Myungin Dumplings turns out handmade Korean dumplings on Nordhoff. Newer arrivals include a Trader Joe's that opened on Reseda in July 2026.

What we're watching
The Residences at Northridge Fashion Center is the one to track — 350 apartments from Trammell Crow Company's High Street Residential on a 4.78-acre slice of former mall parking at 9450 N. Shirley Avenue, targeted for completion in 2027. It is phase one of a master plan to turn underused parking into a mixed-use district, which would reposition the Fashion Center from a retail site into a residential core. A Toys "R" Us flagship is also planned for the mall's Level 2, reported in August 2026 with no opening date yet.
Meanwhile The Soraya keeps giving Northridge a cultural draw most Valley neighborhoods lack, heading into its 2026–27 season after a 15th-anniversary run of 41 performances.
