Agoura Hills sits in the western Conejo Valley, straddling LA and Ventura counties. It's a true bedroom community — quieter than Calabasas, more residential than Westlake — and it's known for excellent schools and proximity to the Santa Monica Mountains National Recreation Area. The 101 runs through it, but neighborhoods like Old Agoura and Morrison Ranch sit far enough off it to feel rural.

The market in one number

The average single-family home is around $1.45M, with gated communities like Morrison Ranch and Liberty Canyon commanding the top end. ZIP codes are 91301 and 91376.

Schools

This is the draw for a lot of families. Agoura High School is the Las Virgenes USD flagship and consistently top-ranked, fed by Lindero Canyon Middle School, Yerba Buena Elementary, and Sumac Elementary. Many Agoura families also cross-border into the adjacent Oak Park USD.

Where locals actually eat

The Old Place — a 1915 general store and post office in Cornell, run by the Runyon family as a tiny restaurant since the 1960s, where the oak-grilled tri-tip is the order — is the signature. Add Basta for made-in-house Italian on Agoura Road, The Yard Thai Cuisine on Kanan, and Adobe Cantina for patio dining and weekend live music.

The headline project is the Wallis Annenberg Wildlife Crossing over the 101, scheduled to open on December 2, 2026 — the largest wildlife bridge of its kind in the world, reconnecting the Santa Monica Mountains across 10 lanes of freeway. Expect national attention, new tourism interest, and upward pressure on Liberty Canyon-area home values. Meanwhile, ongoing Old Agoura preservation efforts protect the rural character that draws horse owners and second-home buyers from LA.
