Brentwood is a 7.8-square-mile slice of the Westside — an LA City neighborhood, not a separate city — bounded by Pacific Palisades, Bel Air, Westwood/UCLA, and Sawtelle. Where Bel Air trades on estate-scale old money and Pacific Palisades on coastal family luxury, Brentwood's pitch is family luxury: strong schools, walkable amenities on San Vicente, and eight distinct sub-areas that serve genuinely different buyers.

The market in one number

Mid-2026 public-market estimates put the median between roughly $2.4M and $2.8M across all property types — and that single number hides an enormous spread. Detached houses commonly trade at $3.5M+. San Vicente Corridor condos start near $500K, Brentwood Glen offers family-value entry from $1.8M, and premier Brentwood Park and Mandeville Canyon estates reach $15M–$30M+. Watch which mix a given "median" is measuring: a month heavy on condos moves the number more than the market does. The ZIP code is 90049.

Schools families move here for

The schools mix is unusually strong for an LAUSD-served neighborhood. Kenter Canyon Elementary Charter ranks in the top 5% of California public schools — enough that per CRMLS data, addresses inside its attendance boundary command an 8–9% premium. Paul Revere Charter Middle and University High School carry the public track upward. On the private side, Brentwood School (K-12) and the Archer School for Girls anchor a deep independent-school bench.

Where locals actually eat

No chains. Baltaire is the San Vicente steakhouse anchor, and Toscana Brentwood has held its corner with rustic Northern Italian for over 30 years. Matū Kai is the newest arrival, serving 100% grass-fed wagyu, while Divino has been quietly turning out homemade pasta in Barrington Court since 1996. At the Brentwood Country Mart, Farmshop covers all-day California cooking — and Reddi Chick, the open-air chicken stand, remains the cheapest and most beloved thing in the neighborhood.

What we're watching

Three forces shape the next few years. The Kenter Canyon boundary premium keeps school-targeting families competing for a specific set of addresses. Measure ULA applies here — Brentwood is LA City — and its thresholds step up with inflation every July: as of July 1, 2026, 4% above $5.4M and 5.5% at or above $10.9M. And wildfire and insurance exposure in Mandeville Canyon, Sullivan Canyon, and the upper hillsides has changed the calculation on some canyon properties; bind quotes before you offer.
