Redfin put the June 2026 median sale price at roughly $1.28M across all property types, down about 6% year over year; Zillow's typical home value landed near the same figure and close to flat. But a single median hides what buyers actually encounter, because new construction sets a separate floor: Toll Brothers listed its Highlands Collection at Hillcrest from about $1.61M during 2026, and its Overlook Collection from about $2.2M. Schools families move here for
Porter Ranch is one of the rare Los Angeles neighborhoods offering a complete public K–12 pathway. Castlebay Lane Charter is an LAUSD affiliated charter elementary ranked in the top 10% of California public schools, and it is the zoning that most often drives a purchase decision here. From there the usual route runs through Robert Frost Middle School in Granada Hills to Granada Hills Charter — an independent TK–12 charter with close to 6,000 students across two campuses, and the largest public charter school in the country. Porter Ranch Community School covers K–8 within the community itself, and Sierra Canyon School on the Chatsworth border is the common private alternative. Where locals actually eat
The chain density at The Vineyards is real, but the independents are worth finding. Salina is the coastal Italian anchor, run by the team behind No.8. Jin Cook does garlic suyuk and rose tteokbokki on Rinaldi Street and takes no reservations. Mediterranean Bistro is the owner-run Lebanese-Armenian kitchen locals send newcomers to, and Musashi Japanese Cuisine is the neighborhood's sushi and teppanyaki standby. Just over the line in Chatsworth, The Munch Box has been a family-owned, cash-only walk-up burger stand since 1956.
What we're watching
Three things. The Aliso Canyon storage facility is the honest one: the CPUC voted in December 2024 to set a path toward closing the SoCalGas site, but tied it to San Fernando Valley gas demand falling below a threshold rather than to a calendar date — the widely repeated "2027 closure" is not binding, and reporting on the decision suggests operation into the 2030s. Second, the last Toll Brothers collections are selling through, which means the new-construction supply that has anchored local pricing for a decade is finite. Third, Porter Ranch Community Park — 50 acres with an amphitheater, pickleball, and trails — opened in November 2024 and has changed what the community offers without leaving it.
